YouLaunch Coaching Program

Meeting times:
Each Wednesday

Full access to Launch Coaching Folder and New Agent Guide.
On-demand phone support with coaches for transactions.

The YouLaunch program is designed to set your real estate career in motion with virtual training and exercises with on-demand transaction support. Agents are coached through their first five full-price transactions with help from prospecting through closing. Our proven system already has answers, systems and processes to most of your questions.

All agents also have group coaching with a high level of specific tracking and accountability. Advanced agents can focus on systems and models to create a successful business and future. New agents can be productive from the first day.

Welcome to YouLaunch Group Coaching!
Congratulations! You and your brokerage decided to move your career and production to the next level. As you grow, so shall your business. We are excited to work with you to grow your career and your business.

This program is a commitment to improve your personal and professional life, and we don’t take that lightly. We respect your time and will coach the activities needed to achieve your goals, hold you accountable, and teach you how to perform those activities at an expert level. We also have strategic partnerships to support and ensure your success.

The Keller Williams mission is: To build careers worth having, businesses worth owning, lives worth living, experiences worth giving and legacies worth leaving.

The Productivity Coaches will educate, guide, direct and motivate you to build a solid foundation for your career and business to become as large as you choose and help you to attain 100 percent of your commissions by becoming a Capper. We hold virtual weekly training sessions to keep you focused. You can advance as your production increases.

Once enrolled, you can build a business plan that meets your goals and you can reasonably follow. Your Productivity Coaches will support you with the implementation of your plan. We want you to break through your limiting beliefs and help you to shift your mindset to constantly think bigger. Skills, disciplines, strategies, and tactics will also be included.

We understand there are multiple ways to accomplish a task. Meanwhile, we follow in the footsteps of others who have gone before us and have shown us the models and systems that are the best practices to follow. We will bring a specific topic each week with flexibility to address and learn from your real-world transaction concerns. We will guide and direct you toward the activities needed to improve your business.

We want you to know that we are committed to help, inspire and motivate you to accomplish your goals. We want you to become a Capper as quickly as you are willing to put in the work to get there. We will track all your activities from lead generation to conversion to the closing table.

Is a Property Overpriced?

KW MAPS Coaches Aaron Simons and Emily Baker share how to determine if a property is overpriced using key market metrics:

5% Overpriced: If you’re getting 3 to 5 showings per week with positive feedback but no offers, your property might be 5% overpriced. The market is showing some interest, but not enough to drive serious offers.

10% Overpriced: If there are few or no showings, no feedback, and no talk of offers, it’s a strong indicator that the property is 10% overpriced. In this case, an immediate price adjustment is crucial to attract potential buyers.

Remember, the first 7 to 10 days on the market are critical. This is when your listing will see the most online views and showing activity. After this period, if you’re not seeing the expected metrics, it’s time to reconsider your pricing strategy.

Identify Your Client by Ref# in NTREIS

If you ar a REALTOR and get a reverse prospecting notice with a Client Ref#, here's how you identify the specific client:

• Open Matrix.
• From dashboard, hover over the “My Matrix” tab at the top of the page.
• Click on “Contacts.” A new window will open.
• Scroll to bottom of the page to locate the number of results per page.
• Click the downward arrow beside “25” and choose “100.”
• With your cursor over the names, hold down the Ctrl key and scoll the mouse wheel until the Ref#s appear on the right side of the screen.
• Hold down Ctrl + “F” at the same time to open a search box at the top of the screen.
• Type the Client Ref# into the search box. The system should highlight that reference number to identify your specific client.

Pop-By Gift Qualities

Pop-by gifts need to ideally have all these qualities:

* Practical (useful)
* Longevity (something they will keep)
* Don't have item (try to make it unique)
* Nonperishable (food isn't as memorable)
* Thematic (tied to an event or date)
* Affordable

Red Day & Listing Presentations

Thanks to all the amazing Launch Agents who helped with Red Day and still held yourselves accountable this week! I understand it was difficult with Red Day and Mother’s Day. I left notes in your columns on the group trend. There’s still time to turn in your information before Wednesday’s meeting. I probably won’t have time to leave notes for y’all. I missed my appointment goal this week, so I must double up this week. I’ve already got two appointments and need to make two more.

Even if you are not participating in the weekly activities, you MUST know how many people are in your CRM and pipeline. This is your actual income. I will ask for this information on Wednesday. Please have it ready.

I also want to see everyone’s listing and/or buyer presentations. There are step-by-step instructions on how to Make a Listing Presentation in the Launch Folder. You can easily make the listing presentation into a Brief Prelisting Video to post on YouTube and your other social media. If you don’t have the tools, you might use this shortcoming as an excuse to avoid the work. If you have the tools, you should want to use the tools. Have the listing presentation ready. Look for an opportunity to use it!

Eclipse Bookmarks

I put a marketing gift in the Launch Coaching folder for y’all.

The upcoming eclipse is a one-time commemorative event (as opposed to “evergreen”). So, any related promotions must be distributed before the event concludes. I created some bookmarks with event information on one side and locations, times and durations on the other side. It also has a QR code so your SOI can determine what they can see from their exact location (anywhere in North America).

I removed my branding and left that space for you to add your branding. How to do so is noted below.

You can use these bookmarks at open houses, as inserts for full-size envelopes (#10 business) or just hand them out at an event you attend during the eclipse (strongly suggested).

Easy version
• I made a Word file with a .jpg background.
• Inside the “Generic InDesign files” folder, download the “Eclipse 2024 times – Launch.doc” file.
• Add your contact information and tagline similar to “Eclipse 2024 – example.pdf”
• Laminate, cut on a paper cutter, and round corners.

PDF version (higher quality)
• Inside the “Generic InDesign files” folder, download the “Eclipse 2024 times – Launch.pdf” file.
• Add your contact information and tagline similar to “Eclipse 2024 – example.pdf”
• Laminate, cut on a paper cutter, and round corners.

JPG version
• If you can’t edit PDFs, use the .jpg files.
• Download both “Eclipse 2024 times – Launch.jpg” and “…Launch2.jpg” (already rotated)
• Create a new Blank document in Word or another text editing software product. Hit return until there are two pages.
• Drag & drop the first file onto the page. Click on the image to show the bounding box.
• In the top right corner of the bounding box, in Layout options, select Behind text and Fix position on page.
• Start with the top left corner and move your cursor over the round corner handles to drag the edges to the outsides of the page. It should fit perfectly.
• Repeat the process with “…Launch2.jpg”
• Add your information.
• Laminate, cut on a paper cutter and round corners.

Ignite Spring 2024 Schedule

Ignite begins on April 1, 2024. Brent and I will kick it off after Brian from CCAR answers questions for all brokerage agents.

You can see the entire schedule at this link. The schedule and recorded classes are also posted on the sidebar of the KWNC Launch blog.

If you have already graduated from Ignite, you are always welcome to attend any of the classes as a refresher. If you graduated more than two years ago, it's a completely different program.

Seller Concessions Per Loan Type

Here is a quick way to see how seller concessions could be applied to pay for Buyer Agents should the NAR proposed settlement be accepted.

Conventional loans range from 3% to 9% depending on the buyer's down payment while a conventional investment loan tops out at 2%.

The FHA and USDA allowances are generous enough to cover the agent and reasonable repairs.

VA has a variety of issues that must be addressed such as "Buyer may not pay charges and fees expressly prohibited by FHA, VA, Texas Veterans Land Board or other governmental loan program regulations."

VA Pamphlet 26-7 currently states under Fees and Charges the Veteran Borrower Cannot Pay, "Fees or commissions charged by a real estate agent or broker in connection with a VA loan may not be charged to or paid by the veteran-purchaser.

While use of “buyer” brokers is not precluded, veteran-purchasers may not, under any circumstances, be charged a brokerage fee or commission in connection with the services of such individuals. Since information on property available for purchase and financing options is widely available to the public from a variety of sources, VA does not believe that preventing the veteran from paying buyer-broker fees will harm the veteran."

Sad Zeros in Accountability Trends

Thank you to everyone who held yourself accountable this week - especially those who completed the Trends! Congratulations to Jim "Spicy" Lucas for meeting his median on all goals in every category so far this year. He's the only agent to make this accomplishment.

I'm guilty of a median of Zero open houses for the year. I need to do more to get the median up to one.

Some of y'all have quite a few sad zeros, so I made all the zeros bold to ensure you see them. They shouldn't exist. That's a luxury afforded to folks who have graduated Launch.

Expect a call from me if you turned in your Activities but didn't turn in your Trends. We can talk about how to complete the form, your goals, and your accountability this week.

Hold Yourself Accountable

You received this email because you aren’t holding yourself accountable as a real estate agent. This almost always translates to insufficient income for yourself and those you care about.

You have two advantages over other agents: 1) you have weekly access to models and systems through Launch AND Night Launch. 2) you have a proven and successful accountability system. You should use both.

If you know your target, you should know what actions it takes to achieve your goal. Then, you schedule time to take those actions and achieve those goals. You also track your activities daily to ensure your goals are complete and you can achieve your target. At the end of the week, you report your activities to hold yourself accountable and track your progress. Without accountability, you depend on luck.

If you skipped the final step, you didn’t hold yourself accountable. You did nothing.

Here are some BOLD Laws to consider:
• Do what you have always done, and you will get what you have always gotten.
• How you participate in here is how you participate everywhere.
• It’s not about selling real estate, it’s about following a schedule.
• If it is not on your schedule, it doesn’t exist.
• You can have reasons (excuses) or results, and you can’t have both.
• Your business grows to the extent that you do.
• Focus on the plan, not the problem.
• Life by design, not by default.
• Success is simple, not easy.
• There is no try.
• Be. Do. Have.
• Want = lack.

If you don’t understand how to download the Weekly Actions files, call me.
If you don’t understand how to complete the Weekly Actions, call me.
If you don’t understand how to upload the completed Weekly Actions files, call me.
If you don’t understand how to select a goal or budget or marketing plan, call me.
If you’re afraid to get business, CALL ME. My number is 214-862-7212.

We are a month into the new year. I expect everyone to report their numbers this week. I will list those who do NOT participate. If you only made one real-estate-related call or text, report it. It’s better than nothing.

True story: An agent chose not to join Launch. After less than a year, that agent is no longer with KWNC. They got a 100% split of $0. If you aren’t meeting a client, you should attend Launch or Night Launch. Other agents didn’t, and they failed.

Our goal is for you to succeed as a real estate agent. However, nothing will be handed to you. YOU must participate in YOUR success! You must work. You must hold yourself accountable.
