Eclipse Bookmarks

I put a marketing gift in the Launch Coaching folder for y’all.

The upcoming eclipse is a one-time commemorative event (as opposed to “evergreen”). So, any related promotions must be distributed before the event concludes. I created some bookmarks with event information on one side and locations, times and durations on the other side. It also has a QR code so your SOI can determine what they can see from their exact location (anywhere in North America).

I removed my branding and left that space for you to add your branding. How to do so is noted below.

You can use these bookmarks at open houses, as inserts for full-size envelopes (#10 business) or just hand them out at an event you attend during the eclipse (strongly suggested).

Easy version
• I made a Word file with a .jpg background.
• Inside the “Generic InDesign files” folder, download the “Eclipse 2024 times – Launch.doc” file.
• Add your contact information and tagline similar to “Eclipse 2024 – example.pdf”
• Laminate, cut on a paper cutter, and round corners.

PDF version (higher quality)
• Inside the “Generic InDesign files” folder, download the “Eclipse 2024 times – Launch.pdf” file.
• Add your contact information and tagline similar to “Eclipse 2024 – example.pdf”
• Laminate, cut on a paper cutter, and round corners.

JPG version
• If you can’t edit PDFs, use the .jpg files.
• Download both “Eclipse 2024 times – Launch.jpg” and “…Launch2.jpg” (already rotated)
• Create a new Blank document in Word or another text editing software product. Hit return until there are two pages.
• Drag & drop the first file onto the page. Click on the image to show the bounding box.
• In the top right corner of the bounding box, in Layout options, select Behind text and Fix position on page.
• Start with the top left corner and move your cursor over the round corner handles to drag the edges to the outsides of the page. It should fit perfectly.
• Repeat the process with “…Launch2.jpg”
• Add your information.
• Laminate, cut on a paper cutter and round corners.

Ignite Spring 2024 Schedule


Ignite begins on April 1, 2024. Brent and I will kick it off after Brian from CCAR answers questions for all brokerage agents.

If you have already graduated from Ignite, you are always welcome to attend any of the classes as a refresher. If you graduated more than two years ago, it's a completely different program.

Seller Concessions Per Loan Type

Here is a quick way to see how seller concessions could be applied to pay for Buyer Agents should the NAR proposed settlement be accepted. 

Conventional loans range from 3% to 9% depending on the buyer's down payment while a conventional investment loan tops out at 2%.

The FHA and USDA allowances are generous enough to cover the agent and reasonable repairs.

VA has a variety of issues that must be addressed such as "Buyer may not pay charges and fees expressly prohibited by FHA, VA, Texas Veterans Land Board or other governmental loan program regulations."

VA Pamphlet 26-7 currently states under Fees and Charges the Veteran Borrower Cannot Pay, "Fees or commissions charged by a real estate agent or broker in connection with a VA loan may not be charged to or paid by the veteran-purchaser.

While use of “buyer” brokers is not precluded, veteran-purchasers may not, under any circumstances, be charged a brokerage fee or commission in connection with the services of such individuals. Since information on property available for purchase and financing options is widely available to the public from a variety of sources, VA does not believe that preventing the veteran from paying buyer-broker fees will harm the veteran."

Sad Zeros in Accountability Trends

Thank you to everyone who held yourself accountable this week - especially those who completed the Trends! Congratulations to Jim "Spicy" Lucas for meeting his median on all goals in every category so far this year. He's the only agent to make this accomplishment.

I'm guilty of a median of Zero open houses for the year. I need to do more to get the median up to one.

Some of y'all have quite a few sad zeros, so I made all the zeros bold to ensure you see them. They shouldn't exist. That's a luxury afforded to folks who have graduated Launch.

Expect a call from me if you turned in your Activities but didn't turn in your Trends. We can talk about how to complete the form, your goals, and your accountability this week.
